Job Synopsis:

To take ownership and full responsibility of the companies diverse range of FRA contracts/ projects within the geographical operational region, these projects ranging from small (circa £1k) to the larger (+£5m) in value.

You must have the drive to ensure the each contract is delivered to the satisfaction of the client, on time, within budget, and at a profit.

The role will require you to liaise with/ report to Director.

You will be expected to take ownership of our projects and be actively involved in providing: H&S CDM documents, Programmes for work, Contract Meetings, interim valuations/ claims for payment, final accounts, O&M Manuals and the management of resource.

The successful candidate will be mindful of the customer’s requirements and be able to work within predefined time limits to enable the company to maintain its high standards of quality and efficiency whilst delivering customer satisfaction.

Day to day working would be within the South East Area but there may be a requirement to travel to other areas or company branches.

The role encompasses but is not limited to the following key aspects:-

Responsibilities: Contracts operated from Hertfordshire office

Commercial Responsibilities:-

To receive contracts or projects, review and mobilise using best practice and with an understanding of key milestones and risks, produce a plan to mitigate the latter at every opportunity.

To review the cost, sale and margin expectations of each project and formulate a plan to reduce cost, protect margin and increase profitability wherever practicable.

To review contract documents and have a reasonable understanding of commercial deliverables and risks, escalating any concerns to Director.

The raise orders (using our systems), identifying delivery priorities, negotiating cost reductions wherever practicable while ensuring programme milestones can be achieved.

To use, manage and where required enforce our terms and conditions for sub contractors and specialist sub contractors.

To actively review costs and control cost creep via our Project Accounting System.

To prepare and issue claims for payment/ applications and work with the accounts team to ensure timely payment.

To be proactive in seeking and developing further sales opportunities within the scope of an individual project.

To manage/ consult and build a good working relationship with the clients representatives, Contract Administrator, clerk of the works etc), for the benefit of all parties.

To measure, estimate and prepare quotations for variations as required throughout the contract.

To assist the estimation and sales team in tender/ quotations/ bids as required.

Operational:-

To manage sub contractors/ direct staff/ operatives to achieve the successful delivery of the project.

Work with the OpenView team of contractors or in-house resource and the clients team on the day to day running of the projects, ensuring that each job under their control is pushed forward keeping to or improving on the issued programme.

To implement the client’s core specification and specific specification, ensuring all aspects are met unless otherwise agreed through signed/ official client instruction.

To liaise with other project managers & sub contractors of all trades, dealing with issues arising on site and ensuring that the ordered and specified works are being implemented as would be expected, advising the Director of any issues that require escalation.

To assist in instructing sub contractors and direct resource on the best methods of installation reviewing all aspects i.e. sighting of equipment, safety, aesthetics, practicality, functionality – knowing the clients specification.

To technically review the systems installation checking that all areas of the specification have complied with & that the correct equipment has been ordered, delivered and installed.

To provide regular updates to the Director on the progress of each contract or project including financial assessment.

To keep up to date on a weekly basis any electronic forms of project monitoring the company operates.

To inspect the installation upon completion & form snagging lists.

To carry out pre handover inspection of all systems and attend handover meetings as required.

Pre-inspect, determine, and specify individual day-to-day and planned repairs required to rectify a range of defects, prioritising all emergency orders.

Ensure relevant compliance with regard to completed works in accordance with Regulation, British Standards, Code of Practice and Good Practice.

Undertake a pre, on-going and post inspection regime in accordance with service needs, to assess specific work quality and, where necessary, recommend appropriate remedial action.

To manage or provide job valuation and SOR scheduling against individual jobs.

To provide technical audit of all regulatory certificates.

To provide and manage purchase ordering requirements and activities. Individually and all relevant team members

Liaise with operatives on a continuous basis, driving performance, and processing variations and follow on orders in an efficient and timely fashion, closing orders as soon as practicable, ensuring customer satisfaction and overdue targets are met and exceeded.

Work closely with Planners and the Service Support Officers to ensure that all operatives have full and achievable daily workloads scheduled into their diaries and are provided with the necessary support to complete the works.

Health, Safety & Quality:-

To review and ensure that Health and Safety policy and site specific Health & Safety are being adhered to, reviewing the documentation and advising the Director and Group HSQE Manager of areas of concern.

To inspect the installations periodically ensuring a high standard or works are being delivered, insuring that defects are corrected; the site is kept tidy and safe.

To undertake any other works not detailed in the above as identified and requested by the Director & The Board of Directors.

Ensure that all operatives are wearing the correct PPE, have appropriate equipment, plant and all items necessary to perform their tasks of work. To ensure that all H&S requirements are being fully adhered to by carrying out continuous random audits and by carrying out regular Toolbox Talks.

Objectives:

  2. To set and maintain staff objectives
  3. To deliver company overheads/margin to company targets
  4. Health & Safety policies to be adhered to at all times
  5. To ensure Project accounting is up dated by 12th of each month
  6. Utilise 100% of the company HR policies 100% of the time
  7. Sickness & Absence to be actively managed and reviewed quarterly
